Staging Your Home On A Budget

You don’t have to be a professional to create an atmosphere that appeals to buyers. Cover the five basic steps below to stage your home without spending a fortune.


The first step of staging is always decluttering. Think of your house as a model home. Having a lot of stuff in your house makes it hard for buyers to imagine their own things there. Clear out anything that you don’t need. Play the keep, donate, throw game and be honest with yourself about whether or not you need to keep things. Then, pack the collectibles, off season clothes and decorations, and family photos into boxes and rent space at a local storage center until you sell your house.

Go  Neutral

Your color preferences and decorative tastes won’t match every potential buyer’s, so opt for neutral colors. Neutral colored interiors appeal to buyers because they represent a blank canvas. Houses with multi-colored rooms confuse buyers. We want buyers to see the potential. The fresh paint will also make your home smell fresh and seem new.

What you smell when you enter your home and what a visitor smells can be very different, especially if you have pets. Make sure your home smells clean and fresh before showing. Some steps you can take to ensure your house smells nice include taking out the trash, closing sink and tub drains, and removing pets and litter boxes from the house. Adding a dryer sheet to your furnace filter helps keep a fresh scent continually circulating in your home. Strategically placing air fresheners around the house can help, too. Some people even back cookies before the open house to fill the house with the fresh baked cookie smell. What ever you decide to do, know that some people will take into consideration how your home smells before considering buying it. They will also appreciate a well lit room.

Let There be Light!  


“Natural light” is very popular in real estate. Show off your home’s light to best effect by switching out room darkening curtains for lighter ones, opening blinds, and cleaning your windows so more light can get in during showings. If you’re showing your house at night, the right light bulbs can create a warm, cozy atmosphere. New lampshades can also create a positive change in your home’s light. Clearing away anything that blocks light from a window by moving furniture inside to pruning bushes outside can create a brighter showing. If it’s a room with a view, frame the view.

Boost Your Curb Appeal

Potential buyers form their first impressions before they even put their car in park. Make sure the first impression is positive by making sure your front yard is clean and tidy, the siding is in good condition, and the doorway is well lit and inviting. There’s nothing like the fresh smell of cut grass and of course, your lawn is definitely a site of first impressions. Adding some flowers can also be helpful in giving your curb appeal a lift.

How To Repair Drywall

Drywall holes may look terrible, but they’re usually pretty easy to fix. If you’ve got small holes you want to repair, you should be able to do it yourself without spending too much money. The best time to repair the drywall is right before you paint. When you take down all of the artwork and move the furniture, the imperfections are easy to see. 

Step 1: Sand.

Use coarse sandpaper (approx. 80 grit) to sand around the holes you want to repair. Sand off the edges of the holes until they are flush with the surface of the wall. Finish sanding the holes with finer sandpaper (approx. 220 grit) until the surface of the wall is smooth.

Step 2: Spackle.

Next, fill the holes with spackle using a drywall trowel. Make sure the spackle is pressed into the holes and that each hole is completely covered. Scrape off the excess spackle so only a thin layer of spackle remains. Let dry, then sand with fine-grit sandpaper (approx. 220 grit). Some companies have put a dye into the spackle so when the dye turns white, you know the spackle is dry. 

Step 3: Putty.

If the wall isn’t smooth after the first application of spackle, add another coat. Remember to let it dry before sanding it. Repeat this step until the wall is smooth.

Step 4: Prime and paint.

After you’ve leveled out all the holes, you’re ready to paint! Start with a coat of primer over the area you repaired. Let it dry, then paint the repaired area to match the rest of the room.

Inexpensive Updates To The Bathroom

Bathrooms are small but important. Make yours feel fresh and new with these easy, inexpensive updates. 


A gallon of paint costs around $30 to $50 and can transform the whole bathroom. Satin-sheen paint is easy to clean and has good durability. White and lighter neutral colors like taupes or grays can make smaller spaces like bathrooms feel larger. Don’t forget to refresh the moldings and door frames with a coat of semi-gloss trim paint! Make sure to clean up those drips after painting. It’s the little things that people tend to notice and then think about what else is wrong. 

Add plants.

A bit of greenery can help freshen your bathroom up. It doesn’t have to be big or fancy. Start with a grouping of glass bottles, vases, or mason jars filled with water. Cut sprigs of greenery or flowers from your yard and add them to the glassware. This is a simple, inexpensive update that makes a powerful impact. People take in your home with all of their senses so be sure their senses will find things appealing.

Get organized.

Clearing bathroom clutter is a great way to refresh your bathroom. A wooden peg rack is an inexpensive alternative to a towel rack. Towels can be stored in wire baskets for a retro look, and over-the-faucet shower organizers keep your shampoos out of the way and organized. Don’t forget to add hooks or an over-the-door organizer to the back of the door to hang robes, towels, and other items. Clean out your medicine cabinet and all of the drawers and cabinets in the vanity. 

Update the vanity.

Many bathrooms could use some extra storage space. If your budget allows, replace your old vanity with a new one. Make sure the new one has plenty of drawers and cabinets so you can keep counters clear.

Updating your home doesn’t have to cost a fortune. A few repairs, a fresh coat of paint, some nifty organization, and poof! Your home feels new again. Still, sometimes it’s good to start fresh.
